Two further letters of objection have been received. The points raised within the objections are already summarised and assessed within the officer report.

Amendment to condition 2 as follows:

Unless otherwise agreed in writing with the Local Planning Authority, within three four months of the date of this permission, a 1.8 metre high (measured from internal ground level of the dwelling) privacy screen, either in the form of a close boarded fence or a mature hedge of Cherry Laurel (Prunus laurocerasus) shall be installed/planted along the southern boundary of the site, in accordance with details to be submitted to and approved in writing by the Local Planning Authority. The fence/hedge shall thereafter be retained and maintained to a minimum height of 1.8 metres. Should a hedge be planted, any part of the hedge that dies, becomes diseased, damaged, or is removed shall be replaced within the next planting season with a Cherry Laurel hedge of similar size unless otherwise agreed in writing by the Local Planning Authority.

Reason: To protect the privacy of adjoining occupiers and prevent overlooking, in accordance with policy DM20 of Brighton & Hove City Plan Part Two.

Additional public representations

Further representations have been received from 4 individuals raising objections to the proposal. The points raised have been considered and included within the Officer Report, however, the following points are raised in addition:

·         Concerns the dormers would make the property appear as three storeys

·         Concerns on lack of transparency from the Planning Department

·         Concerns of inconsistency when compared to planning history of adjacent properties

Additional condition

9. The development hereby permitted shall not be occupied until details showing the type, number, location and timescale for implementation of the compensatory bat boxes has been submitted to and approved in writing by the Local Planning Authority. The scheme shall then be carried out in strict accordance with the approved details and thereafter retained.

 

Reason: To safeguard these protected species from the impact of the development and ensure appropriate integration of new nature conservation and enhancement features in accordance with Policy DM37 of Brighton & Hove City Plan Part 2, Policy CP10 of the Brighton & Hove City Plan Part One and Supplementary Planning Document SPD11 Nature Conservation and Development.
